This Week's Trending Topic: Rates, Inflation, and the Cost of Waiting

Mortgage rates are moving higher again.

The average 30-year fixed mortgage rate reached 6.76% this week, up from 6.71% the week before and the highest level since June 2025.

At the same time, August inflation came in at 3.4% year over year, while core CPI increased 0.3% for the month. That has pushed expectations for the Federal Reserve's upcoming September meeting toward another potential rate increase.

For buyers, this creates a familiar question:

"Should I wait for rates to come down?"

My answer: don't make a major financial decision based on one number.

Abdel's Angle

This is where strategy matters.

For homebuyers, the goal shouldn't simply be to chase the lowest possible interest rate. It should be to understand the complete financial picture, purchase price, monthly payment, cash to close, taxes, insurance, loan structure, and future refinance opportunities.

Waiting can make sense in certain situations. But waiting without a plan is different.

For Realtors and referral partners, this is an opportunity to become more valuable to your clients. Instead of telling buyers to "wait for rates," help them understand their options and prepare for multiple scenarios.

For business owners, the lesson is bigger than mortgages:

Uncertainty is not an excuse to stop executing.

Markets change. Rates change. Consumer behavior changes. Your systems, follow-up, database, technology, and business plan should be built to adapt.

AI can help you move faster, but technology without execution is just another subscription. The advantage comes from having a system that consistently turns conversations into opportunities.

Action Step of the Week

Run a simple 3-Scenario Review with your clients or prospects:

  • Scenario A: Buy now at today's rate.
  • Scenario B: Wait 3–6 months and reassess.
  • Scenario C: Buy now with a different loan structure or strategy.

Then compare the monthly payment, cash needed, and long-term objective for each.

That turns "Should I wait?" into a real financial conversation.
