Loan Options

A mortgage path built for ITIN taxpayers.

If you file U.S. taxes with an Individual Taxpayer Identification Number instead of a Social Security number, an ITIN loan may offer a path to homeownership using alternative documentation and nontraditional credit history.

Quick answer

What is an ITIN loan?

An ITIN loan is a mortgage program for borrowers who file U.S. taxes using an Individual Taxpayer Identification Number rather than a Social Security number. It typically uses alternative documentation for identity and income, and often allows nontraditional credit references such as rent and utility payment history when a traditional credit score isn't available.

How ITIN financing is structured

These programs are built around real documentation gaps, not shortcuts.

ITIN-based identity

Uses your IRS-issued ITIN and tax filings in place of a Social Security number.

Nontraditional credit options

Rent, utility and other recurring payment history can help build a credit profile.

Alternative income documentation

Income can often be verified through tax filings and other supporting records.

What an ITIN actually is

An Individual Taxpayer Identification Number is issued by the IRS so that individuals who have U.S. tax filing obligations, but are not eligible for a Social Security number, can file returns and pay taxes. It is strictly a tax administration tool and carries no immigration status of its own.

Because an ITIN is tied to tax filing, it also creates a documented income and tax history that lenders can use as a foundation for mortgage underwriting.

Who uses ITIN loans

ITIN financing is used by a range of individuals who file U.S. taxes under an ITIN. This can include certain visa holders, foreign nationals with U.S. tax obligations, and others who do not have a Social Security number but have an established U.S. tax and financial footprint.

Documentation commonly requested

Because underwriting can't rely on a Social Security number, ITIN programs generally lean on a documented set of alternative records to verify identity, income and history.

  • Valid ITIN letter or documentation from the IRS
  • Government-issued photo identification
  • Tax returns filed under the ITIN
  • Income and employment documentation
  • Bank statements or asset documentation as requested

Credit history alternatives

Not every ITIN borrower has a traditional U.S. credit score. Many programs allow nontraditional credit references, meaning a documented history of on-time payments for things like rent, utilities, insurance or phone service, to help establish creditworthiness in place of, or alongside, a conventional credit report.

Occupancy and property types

ITIN loans are most commonly used for primary residences. Depending on the lender and program, second homes or investment properties may also be eligible, though occupancy requirements and available property types vary and should be confirmed for your specific scenario.

Common myths worth clearing up

There is a lot of confusion around ITIN lending. A few points worth being direct about: an ITIN is not an immigration document, ITIN loans are not automatically subprime or predatory, and eligibility is not limited to any single group of people. Program fit depends on documentation, income, credit and the property involved, evaluated like any other mortgage application.

We are mortgage professionals, not immigration attorneys, and we don't provide immigration advice. If you have questions about status or eligibility to work or reside in the U.S., we encourage speaking with a qualified immigration or tax professional. Our role is to help you understand the mortgage documentation process.

Fair lending applies here too

ITIN lending operates within the same fair lending framework as every other mortgage program. Decisions are based on documentation, income, credit history and property factors, consistent with applicable fair lending laws and regulations.

Situations where ITIN loans often come up

  • Buyers who file U.S. taxes with an ITIN and want to purchase a primary residence
  • Borrowers without a Social Security number but with an established U.S. tax history
  • Households building credit through rent and utility payment history
  • Refinancing an existing home financed outside conventional channels
  • Long-term U.S. residents without traditional credit files
  • Families combining ITIN and Social Security number-based co-borrowers

Questions people actually ask

An ITIN, or Individual Taxpayer Identification Number, is a number issued by the IRS to individuals who need to file U.S. taxes but are not eligible for a Social Security number. It is a tax processing tool, not an immigration document.
