What is the first step to getting a mortgage?

Buying and getting approved
- A credit-checked pre-approval is usually issued within one business day once we have your income and asset documents. Same-day letters are often possible when a listing is moving fast.
Loan programs and how to choose
- FHA is more forgiving on credit and allows 3.5% down, but carries mortgage insurance for the life of the loan in most cases. Conventional can start at 3% down and its mortgage insurance can be removed later.
Refinancing and using equity
- When the new structure reaches a goal: a payment reduction that pays back its cost within the time you will keep the loan, removing mortgage insurance, shortening the term, or clearing higher-cost debt.
Investment property financing
- Conventional investment financing typically starts around 15% to 25% down depending on units and program, and DSCR loans commonly sit around 20% to 25%.
