This Week's Trending Topic
Mortgage rates are giving buyers a little breathing room, but this is still a market where strategy matters.
Freddie Mac's latest weekly data showed the 30-year fixed mortgage rate averaging 6.67%, down slightly from 6.69% the prior week. More recent market reporting puts the rate around 6.72% as of August 21, highlighting how quickly rates can move from one day to the next.
At the same time, housing is becoming more divided. Realtor.com recently reported that financially stronger buyers remain active while more price-sensitive buyers are pulling back. That creates a market where affordability, financing strategy, and preparation can make a major difference.
And with the Federal Reserve continuing to watch inflation closely, there is still plenty of uncertainty around where rates go next.
Abdel's Angle
Here's what I'm telling our partners: don't build your business around predicting rates. Build it around being prepared for them.
Realtors should be having financing conversations earlier—not after the buyer finds the house. A strong pre-approval, multiple financing scenarios, and a clear understanding of monthly payment can turn uncertainty into confidence.
For homebuyers, waiting for the "perfect" rate may not be the best strategy. The better question is: Does the payment work for me today, and does the property make sense for my long-term goals?
For business owners and referral partners, this is also a planning lesson. Markets change. Systems shouldn't.
AI, automation, consistent follow-up, and documented processes can help you stay productive when conditions become unpredictable. The businesses that win aren't necessarily the ones with the easiest market, they're the ones that execute consistently through every market.
Action Step of the Week
Use the 3-Scenario Check with every serious buyer:
- Scenario A: Current rate and payment
- Scenario B: Slightly lower rate/payment
- Scenario C: Higher-rate stress test
Then ask: "Which scenario still makes sense for your financial goals?"
That creates a better conversation than simply asking, "What rate are you waiting for?"
DM me "Scenario" for a quick loan review.
