The housing market is entering Q4 with a clear message: waiting for perfect conditions is not a strategy.
Mortgage rates moved sharply higher through September. The average 30-year fixed mortgage reached 7.28% as of October 1, up from 7.03% the previous week.
But rates are only one part of the story.
September housing data shows active inventory above 1.16 million homes, up roughly 5.4% year over year, while 20.8% of listings had a price reduction. At the same time, pending inventory fell 4.1% year over year.
In other words: affordability remains challenging, but buyers who stay prepared may have more negotiating opportunities than the headline rate suggests.
Abdel's Angle: Stop Reacting. Start Planning.
I've said this before: strategy matters more than timing.
If you're a Realtor, don't assume every buyer disappeared because rates crossed 7%. Your database still has people who need to move. The conversation simply needs to change from "Are you ready to buy?" to "What would have to happen financially for buying to make sense?"
For buyers, don't make a decision based solely on a national mortgage-rate headline. Your credit profile, down payment, loan structure, property, seller concessions and lender options all influence the actual numbers you may see.
And for business owners, Q4 isn't the time to coast into year-end. It's where you build the systems that create next year's results.
That means reviewing your database, automating follow-up, using AI to eliminate repetitive work, and identifying the relationships and activities that actually generate revenue.
Systems create consistency. Consistency creates opportunities. Execution creates results.
Action Step of the Week: Run a Q4 Opportunity Audit
Take 30 minutes this week and identify your next opportunities:
- Referral Partners: Pull 10 contacts you haven't spoken with recently. Reach out with something useful, not another generic sales pitch.
- Homebuyers: Have your numbers reviewed again. Ask about payment scenarios, seller concessions and different loan structures instead of focusing only on the headline rate.
- Business Owners: Identify one repetitive process that wastes time every week. Document it, automate it, delegate it or use AI to simplify it.
The market doesn't have to become easier for your strategy to become better.
Heading into Q4, the businesses and buyers who stay prepared will be in a better position to respond when opportunities appear.
